If one place defined Abu Dhabi property in 2026, it was Hudayriyat Island. In ADREC's first-half figures, Hudayriyat recorded AED 19 billion of residential sales, about 27% of the emirate's total residential sales value for the period. Launches there sold out in days, and in one case in a single day.

For buyers this creates a problem and an opportunity. The problem is that many people who wanted in missed the launch. The opportunity is that a resale market is now forming. This guide covers what has launched, what to expect, and how to approach resale.

Where Hudayriyat is

Hudayriyat is an island next to Abu Dhabi city, developed by Modon. According to the official Wadeem Gardens launch announcement, the community is about 20 minutes from the Corniche and about 15 minutes from the airport.

The 2026 launches

Hudayriyat Golf Estates (Modon)

  • Golf mansions, villas and townhouses set around a 95-hectare golf course, with a 2.3 km green spine and a school.
  • Modon announced on 7 July 2026 that about 1,700 homes had sold within days of launch, for more than AED 13 billion. Modon called this a UAE record.
  • 15% of buyers were non-UAE residents, and 81% were new to Modon.
  • Launched in mid-June with a 40/60 plan and Q3 2030 completion, according to Alnair.

Bashayer, final phase (Modon)

  • All 300 final-phase homes sold on launch day, about AED 1.25 billion in total, according to Gulf News. 71% of buyers were new customers.
  • The mix includes one- to three-bedroom apartments, four-bedroom penthouses, and two- and four-bedroom townhouses.
  • Modon's factsheet lists a 50/50 payment plan and apartment handover in Q2 2030. Average prices were about AED 2.5M for a 1BR, AED 3.15M for a 2BR, AED 4.6M for a 3BR and AED 4.3M for a 2BR townhome.

Wadeem Gardens, Phase 1 (Modon)

  • Launched on 1 October 2026: four- to six-bedroom villas.
  • According to WAM, it's the first villa community in Abu Dhabi to offer up to 75% off-plan home finance, through ADIB. Pre-approval is free, carries no obligation and comes within two hours.
  • UAE nationals receive a non-transferable 5% rebate equal to the final 5% handover payment.
  • Prices were not stated in the official release, so ask for the current price list.

Why Wadeem matters: off-plan finance on this scale is new for Abu Dhabi villas, which is why WAM called it a first. Being able to finance up to 75% during construction changes the maths for many families. Emirati buyers were very active in 2026, committing AED 21 billion in the first half, up from AED 8.9 billion a year earlier.

Buying Hudayriyat on the resale market

When a launch sells out, the next way in is usually an off-plan resale: buying the contract from someone who bought at launch, before the home is handed over. Across Abu Dhabi, ADREC's Q3 2026 data, analysed by Projectory, recorded 915 off-plan resales out of 4,850 off-plan registrations. It's a real and growing part of the market.

What to expect:

  • Pricing: resale sellers usually ask for a premium over the original price. Compare the asking price with the original launch averages above, and with similar units being offered.
  • What you take over: you typically repay the seller what they have paid the developer so far, plus any agreed premium. You then take over the remaining payment plan. On a 40/60 or 50/50 plan, a large payment is still due at handover, so plan your funds or finance for it.
  • Developer conditions: developers usually set their own rules for transferring an off-plan contract, sometimes linked to how much has been paid. Ask the developer for their current conditions and any transfer fees before you agree a price.

Checks before you buy a Hudayriyat resale

  1. Get the original sale and purchase agreement and a statement of account from the developer, showing exactly what has been paid and what's outstanding.
  2. Confirm the handover date in the contract and the developer's latest construction update.
  3. Make sure all payments go through the proper channels. Abu Dhabi law requires off-plan buyer payments to go into the project's escrow account.
  4. Understand the cancellation rules. Under Abu Dhabi's Decision 165/2025, if a buyer defaults, the developer may keep a graduated share of the price, from about 10% early on up to 40% when construction is 60–100% complete. You want a seller whose account is fully up to date.
  5. If you want a Golden Visa, remember that for off-plan property Abu Dhabi requires at least AED 2 million to have actually been paid to the developer.

Who Hudayriyat suits

  • Families who want villas near the city with sports and outdoor facilities, especially through Golf Estates and Wadeem Gardens.
  • Emirati buyers who can use the Wadeem Gardens finance and the 5% rebate.
  • Buyers who missed the launch and are prepared to pay a fair resale premium to get into a sold-out community.
