Al Reem Island is having a busy autumn. In October 2026 alone, three notable residential projects came to market. They range from a fashion-branded tower to a large terraced building with studios. If you are looking at off-plan on Reem, this guide brings together what has been published so far.

A note on prices: the figures below are launch "from" prices published by the developer or by brokers on the dates shown. Developer price lists change quickly at launch, and some had not been published officially when we checked. Always confirm the current price list before you pay anything.

Why Reem is on buyers' lists

Reem sits right next to the city centre and Al Maryah Island, the financial district. In ADREC's first-half 2026 figures, Al Reem and Al Maryah together recorded AED 10.5 billion of residential sales.

Reem also stands out on price per square metre. A third-party summary of ADREC's H1 report puts mean apartment prices on Al Reem at about AED 18,000 per sqm (around AED 1,670 per sq ft). That compares with about AED 21,000 at Al Raha, AED 25,000 on Yas and AED 42,000 on Saadiyat. Among the islands, it's the most accessible entry point.

Bayut's Q3 2026 analysis named Reem as the main demand hotspot for mid-tier apartments. Shams Abu Dhabi and Reeman were among the most searched off-plan projects in the capital.

1. Waterfront by Missoni (Emirates Developments)

  • What it is: a 250-home Missoni-branded freehold tower in Shams Abu Dhabi, unveiled on 19 October 2026.
  • Homes: one- to four-bedroom apartments and five-bedroom penthouses.
  • Prices: 1BR from AED 1.9M, 2BR from AED 2.6M, 3BR from AED 5.5M and 4BR from AED 8.5M. These are from, per broker-published launch pricing (Luxwell) as of 23 Oct 2026. The developer's own price list was not yet public.
  • Payment plan: 40/60, with a 5% booking and 60% on handover, per the same source. An expression of interest of AED 100,000 was quoted.
  • Completion: Q2 2030.

Who it suits: buyers who want a branded address and are comfortable paying most of the price at handover.

2. Marlin Icon (Cosmo Developments, a Reportage Group and Flag Holding JV)

  • Homes: two- to four-bedroom apartments plus flexible layouts, and some retail units.
  • Prices: 2BR from AED 1.63M, 3BR from AED 2.51M and 4BR from AED 4.22M. Retail starts from AED 1.84M. These are from, per Alnair's launch listing as of 16 Oct 2026.
  • Payment plans: 10%, 20% or 30% down followed by 1% a month, or 30/70 and 20/80 structures. Discounts of 2–15% apply depending on the plan chosen.
  • Completion: Q4 2030.

Who it suits: buyers who want to spread payments evenly through construction, and families looking at larger units on Reem below the branded-tower price point.

3. Radiant Terrace (Radiant Real Estate)

  • What it is: a 43-floor terraced tower with 618 apartments.
  • Homes: studios to four-bedroom duplexes, from 549 to 3,179 sq ft.
  • Prices: studios from about AED 700,000–800,000 and 1BR from AED 1.3M. These are from, per early-October 2026 price lists reported by Insider Real Estate (11 Oct 2026). Entry prices varied by seller.
  • Payment plans: published plans show a 5–10% first payment and at least 50% on handover.
  • Handover: Q3 2029, the earliest of the three.

Who it suits: first-time buyers and investors looking for a lower ticket and the shortest wait among these launches.

Nearby: Al Maryah Island

Across the water, The Ritz-Carlton Residences on Al Maryah Island offers 165 branded homes next to Cleveland Clinic Abu Dhabi. They start from AED 3.95M on a 40/60 plan with handover in Q1 2030, per a broker roundup (Metropolitan, 22 Oct 2026). Bayut's Q3 analysis projected yields of about 7% for luxury apartments on Al Maryah.

How to compare Reem launches

  1. Work out the real cash flow. Two projects with the same price can feel very different. On a 40/60 plan you pay 40% during construction. On a 1%-a-month plan you pay steadily throughout. On a 50% handover plan, you need to have that money, or mortgage approval, ready at completion.
  2. Compare price per square foot, not just "from" prices. "From" prices are usually the smallest or lowest-floor unit in each type.
  3. Check handover dates against your plans. These three range from Q3 2029 to Q4 2030.
  4. Register EOIs properly. Since February 2026, EOIs on new Abu Dhabi projects must be registered through ADREC's Madhmoun platform, with funds held in a government-managed escrow. Don't hand over an EOI outside that process.
  5. Thinking about a Golden Visa? For off-plan property, Abu Dhabi requires at least AED 2 million to have actually been paid to an approved developer, not just a purchase price of AED 2 million. On a 40/60 plan, that usually only happens late in the payment schedule.
  6. Think about resale. Branded and well-located towers often draw resale interest before handover. That depends on demand at the time, though, so don't count on it.
