Abu Dhabi Property Prices in Q3 2026: A Strong Year, a Calmer Quarter

Two new reports show Abu Dhabi home prices are still well up on last year, but the third quarter brought the first small dip in five years and softer rents. Here is what that means for buyers.

Two major property reports on Abu Dhabi came out at the end of October. Both say the same big thing: prices are still much higher than a year ago. But one of them also spotted something new: a small price dip in the third quarter, for the first time in five years. Here is what both reports say, in plain words, and what it means if you are buying.

The year-on-year picture: still strongly up

ValuStrat (reported by The National, 29 October 2026) found that in Q3 2026:

  • Apartment prices were up 24% compared with a year earlier.
  • Villa prices were up 10.2%.
  • Overall residential values were up 16.8%.
  • Al Reef was the top performer: apartments up 36.6% and villas up 26.8%.
  • Other strong apartment areas: Al Bandar (+24.7%), Al Muneera (+24.4%) and Al Reem Island (+22%).
  • For villas, Saadiyat Island (+9.9%) and Hydra Village (+2.9%) followed Al Reef.

The quarter-on-quarter picture: a first small dip

Cushman & Wakefield's Q3 2026 Abu Dhabi residential report (30 October 2026) found:

  • City-wide sale prices fell 1% compared with the previous quarter, the first quarterly decline in five years.
  • Prices are still 22% higher than a year ago.
  • Rents fell 5% quarter-on-quarter, the sharpest quarterly drop in five years, but are still 4% higher than a year ago.

Area by area (year-on-year, Cushman & Wakefield):

AreaApartmentsVillas
Saadiyat Island+21%-10%
Al Reef+18% (Al Reef Downtown)+22% (Al Reef Villas)
Al Reem Island+16%
Al Raha Beach+10%
Yas Island+7%+1%
Hudayriyat Island+20%
Al Raha Gardens+11%
Khalifa City-19%

Hudayriyat villas jumped 21% in a single quarter, which Cushman & Wakefield says likely reflects the pricing of new project launches.

Why the two reports don't always match

Each firm uses its own data and method. For example, ValuStrat shows Saadiyat villas up 9.9% over the year, while Cushman & Wakefield shows them down 10%. Neither is "wrong". They measure different things in different ways. The safest approach is to look at the trend across several reports, then check recent registered sales for the exact building or street you like.

Rents: steadier for tenants

Abu Dhabi has a temporary 0% cap on rent increases for residential, commercial and industrial properties, in place since 2 June 2026 (The National). ValuStrat puts average apartment rents at AED 121,500 a year and villa rents at AED 258,000. Cushman & Wakefield says the rent freeze is now starting to show in the numbers, with apartment rents down most on Saadiyat (-8% QoQ), at Al Reef Downtown (-6%) and on Yas (-3%), while Reem was flat and Al Raha Beach edged up 1%.

More homes are coming

  • About 2,545 homes were delivered in the first nine months of 2026, and 4,412 more are expected in Q4 (some may slip into 2027) (Cushman & Wakefield).
  • More than 52,000 units are scheduled for delivery between 2027 and 2029.
  • Nearly 8,400 new units were launched in Q3 alone, about 40% more than the previous quarter, mostly on Hudayriyat, Yas, Al Reem and Al Ghadeer.

What this means for you as a buyer

  1. More choice, more room to compare. With many launches and more handovers ahead, you can compare projects side by side instead of rushing.
  2. Look at price per square foot, not just the headline price. Area averages hide big differences between buildings.
  3. If you are buying to rent out, check today's rents. Rents are softer this quarter, so base your numbers on current rents, not last year's.
  4. Ready vs off-plan. Ready homes in established areas like Al Reef, Al Reem and Al Raha Beach let you see exactly what you buy. Off-plan on Hudayriyat, Yas and Saadiyat gives you payment plans but later handover dates.
  5. Check delivery timelines. With 52,000+ homes due between 2027 and 2029, ask how many similar units will hand over near yours at the same time.
