Golden Visa Through Property in Abu Dhabi: What Buyers Should Know
Many 2026 launches advertise Golden Visa eligibility. Here is what the official Abu Dhabi rules actually require, including the AED 2 million threshold, how mortgages and off-plan count, and the documents you need.
PROPIQ Research Team
"Golden Visa eligible" appears in a lot of Abu Dhabi launch marketing in 2026. For many buyers, especially families relocating and overseas investors, long-term residency is a big part of the decision. But the official rules have details that marketing often skips. This guide sets them out, based on the Abu Dhabi Department of Economic Development's (ADDED) official page for the real estate investor Golden Visa, checked on 30 October 2026.
The core rule: AED 2 million
To qualify, you must own real estate in Abu Dhabi bought for a total value of at least AED 2,000,000, measured outside any mortgage.
The visa also covers your spouse and children.
Note the word total. The official wording refers to real estate "which is/are purchased", so the requirement is framed around the total value of what you own. If you plan to reach the threshold across more than one property, confirm with the authorities how your specific case will be assessed.
With a mortgage
You can use a mortgage, but your own equity must be at least AED 2 million:
- Mortgages through national banks are permitted for properties worth more than AED 2,000,000.
- The value of your capital must be at least AED 2 million. ADDED gives this example: on a property worth AED 5,000,000, the outstanding mortgage principal can't exceed AED 3,000,000.
For a mortgaged property, the official page lists these documents:
- a Real Estate Unit Value Certificate from DMT or the competent registration authority;
- a Search Certificate showing the property isn't subject to judicial seizure and is worth at least AED 2 million;
- a Tax Return Form showing taxes of at least AED 250,000 settled for the two years before the application.
Off-plan: the rule many buyers miss
Off-plan property can qualify, but not on the purchase price alone. ADDED requires:
- a purchase agreement from one of the approved real estate developers; and
- evidence that at least AED 2,000,000 has been paid to the developer to date.
So an off-plan home priced at AED 2.6 million doesn't qualify on day one. It qualifies once your payments to the developer reach AED 2 million.
Some worked examples, using published 2026 launch figures:
- Bashayer on Hudayriyat: Modon's factsheet lists a 50/50 plan and an average 2BR price of about AED 3.15M. Paying 50% before handover means about AED 1.575M paid during construction. The AED 2M threshold would only be reached when part of the handover payment is made.
- Waterfront by Missoni on Al Reem: the broker-published 2BR from-price is AED 2.6M on a 40/60 plan. That's about AED 1.04M paid before handover, so the threshold would also come at handover.
- A larger unit, such as a 3BR at Bashayer averaging about AED 4.6M on 50/50, has about AED 2.3M paid before handover. It could reach AED 2M during construction, depending on the instalment schedule.
These are simple arithmetic illustrations, not quotes. Your exact timing depends on your contract's payment schedule, so ask the developer when your cumulative payments will pass AED 2 million.
Ready, fully owned property
For property you own outright, one of these documents is needed:
- a purchase agreement registered with DMT, or the competent registration body in the UAE, showing a purchase value of at least AED 2,000,000; or
- a Real Estate Unit Value Certificate from DMT or the competent body.
For reference, Savills reported the average ready-home purchase in Abu Dhabi at about AED 2.8 million in Q3 2026. The AED 2M threshold therefore sits within reach of a large part of the ready market.
How to apply

Buyer checklist

- With a mortgage, check that your equity is at least AED 2 million and that the lender is a national bank.
- For off-plan, make sure the developer is on the approved list.
- Keep your registered purchase agreement, statements of account and payment receipts organised.
- Requirements can be updated, so re-check the official ADDED page before you apply.
