Methodology
Definitions, calculations, and limits.
This page is the reference for the tools and for what a published market claim would need. It is not a market report.
Calculations
| Name | Definition |
|---|---|
| Gross rental yield | Annual gross rent / purchase price × 100 |
| Net rental yield | (Gross rent − vacancy allowance − annual operating costs) / chosen denominator × 100 |
| Annual cash flow | Effective rental income − operating costs − annual loan payments |
| Cash-on-cash return | Annual pre-tax cash flow / total initial cash invested × 100 |
| Price per square foot | Price / built-up area, only when both are known and area is above zero |
Net yield lets you divide by the purchase price or by total capital cost. The two are not interchangeable. Cash-on-cash refuses a zero investment instead of dividing by it. Ownership costs are the lines you type. No fee is pre-filled as if it were legally required. The rent-versus-buy scenario is described in full on its own page, including opportunity cost, a flat holding-cost assumption, and a selling-cost assumption.
Sources
A market observation needs a source title, a link when one exists, the observation date, the method, the unit, a quality status, and a human reviewer. Asking prices and transacted prices must not be blended without a label. Hypothetical numbers inside guides are marked as illustrations.
Limits
The tools do not know tax, financing approval, contract terms, or whether a rent figure is achievable. Unknown stays null. Demo records are fiction. Area pages do not carry a map until coordinates are checked.
