Yas Island Villas and the Planned Rail Link: Buyer's Guide
Yas Island is adding waterfront villa communities, a new northern district and a planned high-speed rail station. Here is what has launched in 2026 and what buyers should weigh.
PROPIQ Research Team
Yas Island has long been Abu Dhabi's leisure capital. In 2026 it's also becoming one of the capital's busiest places to buy a home. New waterfront villa communities, a whole new northern district and a planned high-speed rail station are changing what Yas offers to families and long-term buyers.
Yas by the numbers
- Sales: Yas recorded AED 7.3 billion of residential sales in the first half of 2026, according to ADREC figures.
- Price level: a third-party summary of ADREC's H1 report puts mean apartment prices on Yas at about AED 25,000 per sqm (around AED 2,320 per sq ft). That's above Al Reem and Al Raha and well below Saadiyat.
- Demand: Bayut's Q3 2026 analysis named Yas and Al Raha as the main demand hotspots for luxury homes, and listed Yas Park Gate among the most popular off-plan projects in Abu Dhabi.
The villa launches
Yas Riva Reserve (Aldar)
- A gated waterfront community of 292 four- to six-bedroom villas. 45 of them are on the waterfront, with a pontoon option.
- Sales opened on 26 September 2026, from AED 7.9M according to Aldar's press release.
- A broker sales deck (Off Plan Insider) lists:
- a 50/50 plan, with 5% on booking, instalments to September 2029 and 50% on handover;
- handover in Q3 2030;
- a five-year service-charge waiver and a 2% ADM fee waiver.
- A new bridge onto Yas Island is planned as part of the community.
Manchester City Yas Residences by Ohana
- An AED 15 billion gated waterfront community on Yas Canal, with more than 2,000 units across 1.67 million sqm. Completion is planned for 2029.
- Homes include standalone villas, twin villas, maisonettes, penthouses and apartments. Standalone villas average AED 7M, per the developer.
- Planned facilities include a Man City Academy, a hotel and a marina sports club.
- Launched on 16 February 2026, it was the first project in Abu Dhabi to register expressions of interest digitally through ADREC's Madhmoun platform. That process is now mandatory for all new off-plan projects.
Apartments and the new north
Yas Point and The Canopies (Aldar)
Aldar unveiled Yas Point on 10 July 2026. It's an AED 6 billion waterfront destination in north Yas covering about 600,000 sqm, with 1,600 residences for about 5,000 residents, a five-star resort, an international school and retail. Its first launch, The Canopies, went on sale on 29 July 2026. It has 592 studio to three-bedroom apartments across six mid-rise buildings and more than 10,000 sqm of landscaped open space. The handover date has not been confirmed in an official source, so ask Aldar directly.
The Wadi (Cosmo Developments)
The Wadi is an AED 6 billion mixed-use community on Yas Canal. It will have 3,950 studio to three-bedroom apartments, a marina and a hotel on a plot of about 140,700 sqm, about five minutes from Zayed International Airport. Prices and handover dates were not in the launch report.
Yas Park Place (Aldar)
The first phase launched on 14 April 2026 in the heart of Yas Island.
More to come
On 30 September 2026, Aldar and Arada announced an AED 15 billion partnership. It includes Arada buying three plots on Yas Island with about 130,000 sqm of gross floor area. Launch dates haven't been announced.
The rail link: what is planned
The first phase of the Abu Dhabi–Dubai high-speed rail is a 150 km line with five stations. Its stations are planned at:
- Al Zahiyah (underground);
- Saadiyat Island (elevated);
- Yas Island (at grade);
- Abu Dhabi International Airport;
- Al Jaddaf in Dubai (underground).
According to the International Railway Journal, completion is targeted for 2030 and the journey from Yas to Al Jaddaf is expected to take about 30 minutes. Separately, Etihad Rail's conventional passenger service is already running and connects Abu Dhabi with Dubai, Al Dhaid and Fujairah.
What it means for buyers: if you work in Dubai or travel there often, a 30-minute link from Yas could make the island a realistic base for both cities. Treat 2030 as a target. Large infrastructure timelines can move, and the decision to buy should stand on its own even without the rail.
On Disney: Disney and Miral have announced plans for a Disney theme park and resort on Yas Island. Disney says the plans remain on track, but no opening date has been announced, so don't factor a date into your plans.
Which Yas option suits you?
- Large family villa, waterfront: Yas Riva Reserve, from AED 7.9M per Aldar, or the villas at Manchester City Yas Residences, which average AED 7M per Ohana.
- Apartment with a lower entry ticket: The Canopies, The Wadi or Yas Park Place, where you should ask for current price lists, or ready apartments elsewhere on the island.
- Want to move in soon: look at ready Yas communities. All the launches above hand over in 2029 or later.
Before you book
- Confirm what's included in any incentive, such as a service-charge or fee waiver, and get it in writing in your sale agreement.
- Plan your cash flow: on a 50/50 plan, half the price is due at handover.
- Make sure any EOI is registered through Madhmoun.
- Compare the total cost per sq ft, not just the headline "from" price.
