Yas Island is more than a place to live. It is one of Abu Dhabi's main leisure destinations, and the numbers behind that matter if you are thinking of buying there.

The numbers

According to Miral, Yas Island welcomed more than 44 million visits in 2025, up 16% year on year. Its theme parks grew 10%, hotels averaged 84% occupancy with peaks of 90%, and average daily rates rose 17% compared with 2024 (WAM, 15 October 2026).

What's coming this quarter

  • Formula 1 Etihad Airways Abu Dhabi Grand Prix, 3–6 December 2026 at Yas Marina Circuit, with the race on Sunday 6 December (Abu Dhabi GP).
  • UFC 333, the Abu Dhabi Aldar Championship and the Abu Dhabi Comedy Season, all listed by Miral for Q4.
  • Further ahead, Disney and Miral have announced a Disney theme park resort on Yas Island. No opening date has been announced, so treat any date you see quoted as an estimate.

Branded homes are arriving too

TARAF (part of Yas Holding) and Steppe, through their joint venture, have signed with Marriott International to launch JW Marriott Residences Abu Dhabi, Yas Island, a branded residential project set directly on the beach with the golf course alongside it (TARAF).

What it means for buyers

  • Demand is year-round. Families, event visitors and residents keep the island busy across the year, not only in one season.
  • Event weeks are peaks. Expect busier roads and more visitors around the F1 weekend and other major events. Check how close a home is to the circuit and the event venues, which matters for both quiet and access.
  • Think about how you'll use it. Some buyers live there, some rent long term, and some look at short stays. If short-term letting matters to you, check what the community and building allow and which permits apply before you buy.
  • Compare community types. Yas offers canal-side apartments, golf and beach homes and villa communities. Each suits a different budget and lifestyle.

The bottom line

Yas Island's appeal comes from attractions and events that already exist and keep growing. The right home there depends on whether you want to live in the middle of the activity or close to it but away from the noise.
