Getting on and off an island is one of the first things buyers ask about. For Ramhan and Jubail Islands, that answer is about to get better.

What was announced

On 27 October 2026, Abu Dhabi's Department of Municipalities and Transport (DMT) said that advanced works are under way on a new road network connecting Ramhan Island and Jubail Island to Sheikh Khalifa bin Zayed Highway (E12) (Abu Dhabi Media Office).

The key facts:

  • Seven bridges and three tunnels, plus ramps, roads and utility corridors.
  • The project covers 166,000 square metres.
  • Budget: AED 872 million.
  • Expected completion: 2027. Khaleej Times reports the network is set to open in the second quarter of 2027 (Khaleej Times).

DMT's Director General of Infrastructure Development, Eng. Eisa Mubarak Almazrouei, said the project facilitates access to Ramhan and Jubail Islands "while unlocking new development zones and economic opportunities."

The E12 is the main highway that runs past Saadiyat and Yas, so a direct link puts both islands closer to the rest of the city.

What is on the two islands

Ramhan Island is being developed by Eagle Hills between Saadiyat and Yas. According to The National, it spans 400 hectares and is planned to have about 1,800 stand-alone villas, 900 marina residences, a luxury hotel and a retail promenade. Construction is under way.

Jubail Island is a mangrove-wrapped community developed by LEAD Development. Its villages are already home to residents, and in September 2026 LEAD launched RIMAS, a 167-villa community that is the first project in the island's second phase (WAM).

What it means for buyers

  1. Better day-to-day access. More bridges and ramps mean more ways on and off the islands, which matters for school runs and commutes.
  2. The timing lines up with handovers. The road network is due in 2027, ahead of or alongside many off-plan handovers on both islands. Ask your developer how the new roads connect to your specific community.
  3. Infrastructure tends to lift demand. New road links usually make an area easier to live in and easier to rent out. Look at how access has changed in other island communities as they matured.
  4. Ready or off-plan. On Jubail you can choose between completed villas, resale homes and new launches. Ramhan is mostly off-plan, with handover dates spread over the coming years.
  5. Check the exact route. Bridges and tunnels will reach different parts of each island. When you compare plots, ask where the nearest exit to the E12 will be.
