Al Maryah Island is best known as Abu Dhabi's financial district, home to ADGM, The Galleria and Cleveland Clinic Abu Dhabi. In early October 2026 it also became one of the city's most active addresses for branded homes.

One&Only Private Residences, Al Maryah Island

On 1 October 2026, Mubadala, TARAF (the real estate arm of Yas Holding) and Kerzner International announced One&Only Private Residences on Al Maryah Island (TARAF).

  • A tower of about 230 metres across 44 floors, positioned for views over the Gulf, the canals and the skyline.
  • Homes from one to three bedrooms, plus duplexes and a penthouse.
  • A direct connection to The Galleria, and an elevated landscape and amenity level with gardens, terraces and wellness spaces.
  • Mubadala is the island's master developer.

The Ritz-Carlton Residences, Al Maryah Island

SAAS Properties launched The Ritz-Carlton Residences, Al Maryah Island at LIVEX 2026 with Marriott International (Khaleej Times, 2 October 2026).

  • 165 homes: one- to four-bedroom simplexes, duplexes and a signature penthouse.
  • Construction is underway, with handover expected in Q2 2030.
  • Amenities include a gym and spa, indoor and outdoor pools, a golf lounge, co-working space, a cinema and family areas.

Neither announcement published prices.

Next door on Reem

Mubadala and TARAF also signed an MoU to explore a mixed-use waterfront development on Al Reem Island: 10 plots, about 655,000 sq ft of land and roughly 5.4 million sq ft of floor area, with apartments and penthouses alongside retail and dining (Gulf News). An MoU is an agreement to explore. It is not a confirmed launch.

Ownership rules to watch

Al Maryah Island falls under ADGM, which ran a public consultation on proposed Strata Regulations 2026 that closed on 22 October 2026 (ADGM). Strata rules cover how jointly owned buildings are run, so watch for the final version if you are buying in an ADGM building.

How to weigh a branded residence

  • Service charges. Brand-level services usually come with higher running costs, so ask for the estimated service charge early.
  • What the brand actually provides. Check which services are included, which are paid extras, and how long the brand agreement lasts.
  • Handover and payment plan. Compare when each project is due and how payments are spread.
  • Resale demand. Branded homes appeal to a specific buyer, so think about who would buy from you later.

The bottom line

Al Maryah is adding branded homes backed by Mubadala as master developer and by global hotel names. The key questions before you commit are prices, service charges and the final strata rules.
