Ownership Costs

Ownership costs: what to confirm before you model them

This guide explains how PROPIQ defines a calculation. Verify figures before any purchase.

A purchase price is not the whole cash commitment, and it is not the whole ongoing cost. The categories people usually need to confirm include registration or transfer, agency, mortgage-related charges, valuation, trustee or conveyancing, VAT where a person has confirmed it applies, service charges, maintenance, insurance, and a vacancy allowance if the property is being modeled as a rental.

PROPIQ does not hardcode any of those as a legally mandatory percentage. Schedules change, and a fee that applies to one transaction may not apply to another. The ownership-cost tool starts empty. Agent VAT is off until you turn it on and type a rate you have checked. A custom fee needs a name, so a stray number is harder to misread later.

Vacancy is shown apart from cash bills. It is rent you are assuming you will not collect. You can look at it beside the cash costs, or add it only if you want to treat it as a cost. The tool says which total is which.

Illustration, not a tariff: a price of 1,000,000 plus a 10,000 agency amount plus a 5% VAT assumption on that agency amount is 10,500 of agency-related cost in the model. That 5% is not PROPIQ's statement of a tax rate. It is an example of the switch. Delete it and enter the rate you have confirmed, or leave the switch off.

Before you rely on a total, write down the source and the date for each line you care about. If you do not have a source, the honest label is unknown.
